TERMS AND CONDITIONS
1) All that is stated in the introduction is an integral part of the agreement - which the undersigned parties declare to know, accept and understand in its entirety.
2) The sublessor leases to the subtenant (both as identified above), for touristic use only and excluding any other, the above mentioned fully furnished property.
3) The subtenant agrees to use the property exclusively for touristic residential purpose.
4) The subtenant cannot sublease or grant on comodate, in whole or any of its parts, the property - penalty would be the immediate termination of the contract.
5) The maximum number of guests is defined at the time of the reservation through the specific platforms (by way of example but not limited to: Airbnb, Booking, Vrbo, and the like); no additional occupants will be allowed to stay with respect to what was agreed with the methods described. Should the presence of additional guests be found inside the property, the subtenant will be charged an additional amount equal to 30% of the daily rent, for each night of stay of the additional occupant.
6) The keys will be entrust by the sublessor to the subtenant during check-in. The same set of keys must be returned to the sublessor, or to a representative by the same appointed, in the way agreed by the parties. In the case the set of keys is lost: the subtenant will be charged for the change of the property's lock, as well as for the cost of four (4) copies of the new keys.
7) The subtenant is required to check the property this contract refers to during the check-in. The Parties declare and acknowledge that: with the entrusting of the keys the property is considered accepted by the subtenant in the state of fact and law in which it is found and that the same will be invested from that moment onward by the obligations of custody of the property.
8) The subtenant reserves the right to report to the sublessor any deficiency of the property, or of the furniture there located, within and not after than 12 hours from the entrusting of the keys (check-in).
9) The subtenant is bound to preserve the property by due diligence.
10) The subtenant commits to return the property leased in the same state of fact and law in which he received it, except for the inevitable deterioration consequence of use, without any modification to the furniture and its layout inside the apartment, penalty of not complying would result in compensation for damages to the sublessor.
11) The costs due for the consumption of water, electricity and gas must be entirely paid by the subtenant if the stay exceeds the duration of 30 days, after reading the meters at check-in and check-out.
12) The sublessor is exempted from any responsibility in case of shortage or lack of water, gas or electricity, as well as for the failure in supplying any service, including heating/air-conditioning, when due to faults not related to the sublessor's maintenance of the apartment in question.
13) The subtenant must allow the sublessor, as well as his representatives, to access the property when the sublessor believes to have reason to do it and he's able to justify it.
14) The subtenant agrees to comply with the rules of the building where existing, which he declares to have read. In any case it is forbidden to the subtenant to carry out acts and behave in a way that could cause disturbance to the other inhabitants of the building.
15) In case of loss or damage to sheets and towels provided to guests, the subtenant will be charged the amount of € 10.00 for each damaged piece.
16) The subtenant exempts the sublessor from any liability for direct or indirect damages that could derive from any act by him or of his cohabitants.
17) The subtenant authorizes the sublessor to communicate to the competent authorities the personal data of all the guests residing in the property due to art. 109 of T.U.L.P.S. and the Decree of the Ministry of the Interior of 07 January 2013.
